Your journey with CS Lofts begins with an initial enquiry. Whether you reach out via phone, email, or our website, our friendly team is ready to discuss your ideas and requirements. We will ask you a few questions about your property and what you hope to achieve with your loft conversion. This initial conversation helps us understand your vision and determine how we can best meet your needs.

Site Meeting

Following your enquiry, we will schedule a site meeting at your convenience. One of our experienced project managers will visit your property to assess the space and discuss your project in more detail. During this visit, we’ll take measurements, evaluate the structural aspects of your loft, and provide expert advice on the best design options. This meeting ensures that we have all the necessary information to move forward.

Next Working Day Quote

After the site meeting, we aim to provide you with a comprehensive quote by the next working day. Our quote will include a detailed breakdown of the costs, the proposed timeline, and the scope of work involved. We believe in transparency, so you can trust that our quote reflects the true cost of your project with no hidden fees. This quick turnaround allows you to make informed decisions promptly.

Price, Specification & Start Date Agreed

Once you’ve reviewed and approved the quote, we will finalise the price, specifications, and start date for your project. This stage involves confirming the materials, design details, and schedule to ensure everything is aligned with your expectations. Clear communication at this stage sets the foundation for a smooth project execution.

Contract Signed, 10% Deposit Paid, & Architect Survey Booked

With all details agreed upon, we will prepare a contract outlining the terms and conditions of the project. After signing the contract, a 10% deposit is required to secure your booking. We will then schedule an architect survey to create detailed plans and obtain any necessary permissions. This final step ensures that we can start your loft conversion on the agreed date without any delays.

Here is a week by week overview of the construction element of a typical loft conversion:

WEEK 1

Materials. Scaffolding. Structural Skeleton.

In the first week, the materials will arrive on site, scaffolding will be built around the property and the roof removal process will begin. Depending on the type of loft conversion, either the whole of the roof will be removed or one section, to open up the loft space to have a new structure added.

WEEK 2

Staircase. Plumbing. Electricity.

Next, in the second week, the new loft space will be connected to the lower floor with the installment of the staircase. Whilst this is happening, the first round of electrical and plumbing installation will happen too.

WEEK 3

Windows. Insulation. Plastering.

During week three, the windows for your conversion will be delivered and installed into the structure. Once these are installed, your loft will be insulated and then plastered over, to create the basic inside area.

The Loft Conversion Process

Our Construction Process at CS Lofts begins with the initial planning stage. After finalising the cost and payment plan, our architect visits to take detailed measurements and prepare tailored plans for your approval. These plans are then subjected to structural calculations. During this phase, you have the flexibility to adjust the internal layout, such as room divisions, electrical, and plumbing positions, as the build progresses. If Party Wall Agreements are not in place, we assist in discussions with neighbours to facilitate a smooth start. The approved plans are submitted to our Private Building Control for quick processing, ensuring no delays. Once approved, work begins with scaffolding erected to minimise disruption to your family life.
During the construction phase, the floor structure and dormer (if applicable) are built to create a large open-plan area. The Project Manager collaborates with you to finalise the positions of walls, electrics, and plumbing. Internal walls are then constructed, insulated, and plasterboarded in preparation for stair installation. On the installation day, we recommend avoiding the existing landing due to the disruptive nature of this task, which is completed in one day. After the stairs are installed, plastering and second-fix tasks, including skirting and doors, are carried out. Electricians and plumbers complete their fittings under the Project Manager’s coordination. Upon completion, an approved building inspector conducts a final inspection and issues a Certificate directly to you. This ensures all work is done within our timed penalty clause, delivering a high-quality conversion that enhances your home’s value and lifestyle.

    In your quotation, we confirm the duration of the works and guarantee to complete within this agreed timeframe. If we overrun for reasons within our control, we pay you £500 per week until the works are completed. This commitment is written into your order form and reflects our confidence in our process.

    Building Control included

    We include all Building Control fees within your quotation. We register the project, coordinate inspections and handle any queries. At completion, you receive your Building Control certificate with nothing additional to pay for Building Controls.

    Your quotation is based on a detailed written specification at a fixed price for that scope. Any changes are discussed, priced and agreed in writing before we proceed.
