How long with the consultation and survey take?

On average, the site visit takes around 30 minutes, this allows us to do a quick survey of your home, go through any questions you might have and provide you a fixed quotation of the works discussed. The time can vary depending on the size and complexity of your upcoming project and how much information you require from us at this stage.

Once we have visited your property to carry out our onsite survey, we aim to have our quote out to you within 48 hours. Although if you do not have a standard loft conversion it could take up to seven working days. If you have not received your quotation in this time, then please check your junk email folder and then please send us an email to: enquiries@cslofts.co.uk.

Once you have received your dated quotation, it is valid up to 3 months. Your quote can be adjusted if there is anything you would like to add or remove.

We understand that circumstances might change, please contact us via email at enquiries@cslofts.co.uk. to reschedule or cancel any upcoming consultations.

In the unlikely event that your loft space is not suitable for a loft conversion, we will be upfront and advise you of this during the consultation.

Most loft conversions will cost within the budget of £35k – £60k depending on the size and type of loft conversion. Loft conversions come in a range of different shapes and sizes which have different associated costs. Please do not hesitate to get in contact to arrange a visit for a free consultation.

Time Scales

How quickly can you start building on my property?

Please note that this timescale is an estimation under the assumption that you have all your loft conversion drawings, structural calculations and party wall notices (which can be obtained within the timeframe).

We typically have a three month waiting list for new projects; however, there is sometimes the opportunity to bring your loft conversion sooner so please do not hesitate to ask if you would like a quick start.

If you do not want to immediately, we are happy to accommodate your preferred start date within 6 months of signing the contract.

From signing the contract, it can take 2-3 weeks for clients to approve a set of planes through our inhouse architect team. As part of this service we also include structural calculations.

On average it is approximately 8-12 weeks currently for all local authorities to make their decision on planning permission. During covid 19 this was longer and some local authorities are still trying to catch up from the pandemic and can take longer.

On average we build most loft conversion between 8 – 12 weeks, but this can vary depending the complexity and size of your loft conversion, planning requirements etc. Our quotation and contract both advise of how long your exact loft should take, we also include a penalty clause that if we take longer than our contractual time frame, we will deduct £500 per week that the project overruns.

Yes, each loft conversion had a dedicated project manager that will be in constant communication with you from start to finish. You will always know who to talk with if you have any questions or concerns at any stage of the project.

This is a personal choice and we want you to be as comfortable as possible while we’re working on your loft conversion. We understand that you might have other work or life commitments and we will work with you on how to manage this. In some instances, we would request a spare key given to the project manager, so we can continue to work regardless of your availability.

Do you build extensions and basement conversions?
The short answer is no, we are a loft conversion specialist and although capable to do further building works, prefer to solely specialise in converting lofts.
Subject to what other works you require, we have a variety of tradesmen that cover all aspects of building works. As part of the loft conversion, we offer the ability to do additional electrical or plumbing works, but do not do other elements of domestic building work such as fitting new kitchens.

During the Works

What areas of my home will be affected by the loft conversion works?

In most circumstances, the main area of your home affected by the construction work will be the loft space and is one of the easier and less disruptive methods of converting a home with extra space.

External scaffolding is required which might affect the front/side/rear access to the home, internally we will inevitably need access to other areas such as your hallways, stairs and landings.

In the event that other areas of your home will be more widely affected, this will be discussed and agreed prior to works in these areas.

High traffic areas are the routes of your home which will require to be accessed frequently throughout the project. Most often these are the hallway, stairs and landing areas. We protect these areas with flooring and sheeting during the works and advise you in advance to move any furnishings that might be in the way of works.

Your children and pets will still be able to access most of your home in the usual way. We build as much of the loft conversion as possible before we break through in your home for the staircase, this should prevent children and pets climbing up internally until the loft is safer. We would still recommend that access to the loft be restricted until loft works have finished.

As part of our process, once we have built the structure for your loft conversion, we will invite you up into the loft space to design the layout. This allows you to decide elements like window sizes/location, room sizes, electrical points and plumbing positioning when you are able to see the full available space. If you decide after the onsite layout meeting of any additional changes, there might be an impact on the cost and timescales but this can be explored with your project manager.

End of Project Questions

What if there are issues (snags or defects) that I’m unhappy about?

We want you to be 100% satisfied with your newly finished loft conversion, if at any stage in your project you are not happy you can express this to your project manager. We also do not take the final payment until you have signed off that you are happy with all the works.

Before we leave your home, the effected areas of the build will be cleared of waste and left over materials and protected areas during the build (i.e furnishing or carpet in high traffic areas) will be uncovered.

What extra costs might I need to budget for?

Our quotation does not include sanitary ware which you would need to supply and we will install. During the process we will advise you of what is suitable size wise to order.

Our quotation also does not include decoration, flooring or tiling, this is to allow each client to stylise their new loft how they would prefer. Although we have recommended tradesmen in all of these areas, they can quote you separately when works are near to finishing.
