KEY QUESTIONS

Choosing the right loft conversion company is an important decision so to help the process we have listed some key questions you will want to answer:

Are building control fees included?

At CS Lofts building control fees are included in every quote as standard. If these aren’t included in a quote it can be an expensive shock when you are presented with the bill.

Will you be required to sign a disclaimer before work starts?

Some loft conversion companies will take your deposit when the contact is signed but then require you to sign additional disclaimers before work begins. For example, refusing to accept responsibility for any water ingress during the build unless you pay for an expensive tin hat scaffold. CS Lofts do not do this.

Will you be required to agree to a tin hat scaffold at additional cost?

We do not require our clients to pay for expensive tin hat scaffolding. Our team of specialists operate a thorough system of weatherproofing allowing us to be confident that your home will be weather tight throughout the built. If you would like us to use a tin hat the additional cost is around £3,000. Many firms try to upsell the need for a tin hat and then charge £4,000-£5,000 extra.

Will you see the salesman again after the deposit is paid?

At CS Lofts our owners Richard and Sam carry out all of our quotes and then project manage all of the builds. This means they can guarantee they every loft built is exactly what was promised in the quote. Other loft conversion companies use charming sales people who promise the world but you never see again after the deposit is paid.

Will your loft conversion be subcontracted?

At CS Lofts we do not use subcontractors, every stage of your build is carried out in house giving us total quality control. Other loft conversion companies are simply interested in the sale and then subcontract the work to the lowest bidder.

Does the quote clearly set out what is, and isn’t, included?

At CS Lofts we are committed to complete transparency in our quotes. We have worked hard to build a quote form that clearly sets out what is, and is not, included so that you know exactly what you are getting. Many firms come in with an attractive headline price and only reveal the extra costs once your deposit has been paid.

What does the guarantee cover?

At CS Lofts we offer a 10 year guarantee on all of our work. Other loft conversion companies advertise 10 year guarantees but then limit this to certain elements of their work. CS Lofts 10 year guarantee is also fully transferable when you sell your home. Other loft conversion companies wont allow the guarantee to be transferred, creating all sorts of complications when you come to sell.

We wanted to extend the house with a loft extension being the most sensible way of doing it without breaking the bank. With it still being a significant outlay and with your house generally being your most valuable asset, you want someone to do this work who you can trust, is very good at what they do, timely and fair priced. Having no building contacts I turned to CheckaTrade looking for builders, and I think with only one exception I did not even receive a reply, and the one that did arrange to come round never showed up! Therefore I Googled “Loft Extensions” and up came “CS Lofts” so I e-mailed them. As a welcome change from previous companies contacted, CS Lofts replied and arranged to come round, and they arrived exactly when they said they would. This set the tone for the relationship going forward. CS Lofts take care of everything, the drawings, the planning application with the council, all the different trades that work onsite etc. Each job has a project manager, Benni in our case who coordinated everything. They gave us an estimate of how long it would take and they were well within this at completion. With any project there will always be something that comes up that was unforeseen, and in those very few instances everything got sorted out in a very fair and quick way.I always feel if writing a review there should be something to comment on as a point for improvement, but in this case I just can’t think of anything. The loft extension is now finished and the end result is absolutely fantastic. Benni as the project Manager was awesome, Andy, Joe, Sam, John, the plumber, roofers (sorry forgot your names) all made a reliable team of really friendly, professional, people.So if anyone asks, my advice to them would be without a shadow of a doubt use CS Lofts, to the point of, don’t waste your time looking anywhere else.Mark Fletcher

We were very satisfied with the end result. In spite of bad weather conditions (snow and incessant rain) that created frustrating delays, the guys always maintained a friendly, good natured and flexible approach. They communicated well and tried their best to work around my work appointments at home. The new roof, upgrading of the original dormer that now matches the new dormer has given our home a smart up-dated look, and we are loving our big bathroom. We were also very happy with the quote which was adhered to. We would definitely recommend CS Lofts.

We were extremely impressed by the professionalism of the whole CS Lofts team. I decided to go with CS Lofts having seen that they did a house a few streets away from us. Having spoken to other loft specialists, we got a good feeling about them and went with them. Richard was very approachable and easy to speak to. Luke and Jack were the main builders...and I would like to say we're very professional and accommodating to several variations in the plan, even minor alterations after build. Very solid work and timely. The work was held up due to some Very bad rain weather. but I deem them to have held up their side of the bargain in terms of the agreed time frame.

CS lofts -Ben, Benni, Ibi and Luke were brilliant. Polite, courteous and wonderful with our 4yr old. I was nervous of the glowing reviews here thinking - can this be true? So I booked an independent surveyor (Via build zone - which I wouldnt recommend as turned out to be unnecessary!). CS were absolutely fine about the 4 visits from the surveyor - which showed no issues at all. Trades highly skilled and friendly too. So, CS - great team, work done on time, competitive price, no hidden extras and everything done with real integrity.

CS Lofts were one of the most flexible and competitive of all the companies we spoke to, and after seeing some of their work locally decided to go with them. CS Loft did our loft conversion and they were fantastic. Ben and Benni managed the project and were very proficient. Even through it was a big loft with 15 meter dormer, 2 bedrooms, bathroom, dressing room and big landing space, still they were able to complete the whole project in 2.5 months and while we were still living in the property. The cost at the end was exactly the same as initial quote + optional extras that we opted. These guys are the benchmark for good builders!!

We chose to go with CS Lofts for our conversion as a number of people on our road had spoken very highly of them. We weren't disappointed. From the start we felt supported as they helped us negotiate some tricky planning obstacles with our local council. Once planning permission was approved things started moving quickly. We were very impressed at the speed of the work and the quality of the workmanship. There was minimal disruption and the crew were friendly and extremely knowledgeable. CS Lofts have completed our loft conversion recently. They were understanding when we delayed our decision late last year, and were able to accommodate us when we wanted to proceed.The work started quickly and moved very fast. Within 2 weeks the shall was up. The builders worked hard and stayed later to ensure deadlines were met. We cannot fault the work ethic.The plastering, plumping and carpentry were all done efficiently. There was a couple of snags throughout the process, but these were fixed quickly.We did have to move out for a week or so while the stairs were being installed and the resultant mess, but this was a personal choice, with 2 small children it felt easier.Richard and Louise were quick in communicating times etc.Overall, very happy with the service and would recommend and use again.

Have spent many years in the construction industry, so when it was time to get my own loft conversion done I had several "General builders" that I knew that I could call upon .... However they are "General for a reason" and were either prohibitively expensive or did not possess the specialist skills required for my awkward loft. We gave up on the idea untill a chance meeting with Richard and within half an hour he assured us that a conversion was definitely possible, things moved quickly from there and the build started 2 weeks later and took less than 10 weeks at a price that was incredibly reasonable. We have completed the decorating now and are very happy with the results. The main team were great and the supporting trades were all friendly, aminable and tidy with all work to a good standard. Thanks again to Richard Sam and all of the CS team, highly recommended. .........The moral is if you want brain surgery you don't go to a gp ...... if you want a loft , go to a specialist......

- Overall we had a very positive experience with CS Lofts. We were able to live in with two small children whilst the works were being completed and they were considerate of this, ensuring they tidied up after themselves and ensured the build was left as safe as possible from one day to the next. We had a great working relationship with Harry who was very efficient and easy to communicate with. He coordinated all the work and tradespeople well and ensured we were happy with the end results. We used CS Lofts for our loft extension (hip to gable roof with dormer) and conversion. From our first interaction (the in person quote) and throughout our project we have been hugely impressed by everyone at CS Lofts. They are a family business and that care, attention and professionalism shines through. You are provided with a fixed quote, a comprehensive quote sheet and contract before going ahead, which is so refreshing to see exactly what will be done, and everyone is clear from the outset.Richard was fantastic as our project manager, a real ‘can-do’ attitude and problem solver going above and beyond to ensure our satisfaction at every stage, including the aftercare provided long after the project had finished. Louise was always contactable and so helpful moving our work start date when our house purchase was delayed. Luke and Lewis (our 1st fix team) were so polite and professional - it was a pleasure having them around. Carpenters Luke and Gil (2nd fix) are very skilled and did a fantastic job finishing with great attention to detail, especially fixing complex sliding doors we had chosen. Their recommended tiler, Brian’s work was also impeccable. Too many individuals to name them all. CS Lofts completed the buildings regs approval for us and coordinated all the tradespeople very impressively, especially over the Christmas period.We have no hesitation in highly recommending CS Lofts to anyone looking for a caring, professional and quality company. I found CS Lofts by chance walking past one of their projects. They’ve now been recommended for 5/6 other projects through us and for good reason. Ours was a complicated end of terrace with side and rear dormers due to council conservation area restrictions. They drew up the plans and managed it through council planning which can be a tricky process particularly with a conservation area. Once permission was granted CS Lofts had the scaffolding up and were up and running with a few weeks. The whole process took 12 weeks from start to finish and the whole time they remained collaborative, considerate and on budget. Ours is not the biggest loft in the world but through some clever design we’ve now got an en suite master bedroom with office area in our loft. Great experience all round.

CS-lofts recently completed a double domer loft conversion to our house. We are extremely happy with the extra space, they created 2 very bright and airy bedrooms and a separate shower room.Overall it was a positive experience from start to finish. Having your loft converted is a big job and the thought of it is stressful so you want to make sure you have the right people. We found CS Lofts to be very efficient and polite and whilst I was working from home they didn’t bother me at all. They turned up and got on with the project and it was great to see how quickly they progressed with it. We are so pleased with the end result, the stairway being much more spacious than we had imagined and we now have 2 good sized bedrooms for our girls to have their own space and grow up in. Its taken a while to get round to this, Richard finished our conversion about 18 months ago. I just wanted to live with it for a while before commenting. We are very happy with it, everything's as it should be. The building work was as you'd expect but they did keep the house as clean as they could, He built a temporary wall and all the work went on behind it. So while a bit dusty nothing to deadly. Now we've had use of it its like its always been there. Very good builders, and very polite.

By far the best experience I have had with a building firm. The big thing with these guys is not just the quality of the work, which was spot on, but the confidence you feel in leaving them to get on with it. Rich was in constant contact with us before, during and after the work. I have a young family and the level of disruption was minimal. Would recommend to anyone.

We're over the moon with our incredible new loft. Richard and co we're fantastic, very approachable and courteous, more than happy to answer our constant questions and queries. Richards great knowledge of loft conversions was evident in the ingenious ideas he had for us to maximise the space we'd created. We felt like we had a personal service, nothing was too much trouble, and Richard was always at he end of the phone to advise and guide us though the finer details, even on weekends. We're were so lucky chose CS Lofts, couldn't recommend then more.
