Our Process 2

1. Confirming Your Project

Once you’re happy with the quotation, we:

– Agree your preferred payment structure.
– Issue your order form and terms for e-signature.
– Take a 10% deposit to secure your start date and lock in your fixed quote.
– Nothing further is payable until work is underway on site; the remaining 90% is paid in staged instalments as each build phase is completed.

2. Survey & Design

Our architect visits your home to complete a detailed measured survey and discuss how you’d like to use the new space.
– Plans are prepared to your requirements.
– You have the opportunity to review and request tweaks.
– You’re not forced into final decisions on every socket or wall at this all stage, those are confirmed later on site with your Project Manager.
– We handle structural calculations and prepare everything needed for Building Control

3. Party Wall & Building Control

Where needed, we guide you through Party Wall requirements and provide template notices.

– We Submit your application to Building Control.
– Liaise directly with the inspector throughout the project.
– You don’t have to chase paperwork; we keep this side organised for you.

4. Scaffolding & Careful Setup

Before work begins:

– Scaffolding is erected to give us safe access to the roof and create a main working entrance.
– We use this external access as much as possible to reduce traffic through your home.
– Agreed internal areas are protected (floors, stairs, doors) to minimise dust and damage.
– We treat your property with the same care we’d want in our own homes.

5. Structure & Shell

Our specialist loft team carries out:

– Installation of steels and new floor structure.
– Construction of dormer/roof alterations.
– Fitting of roof windows and external elements.
– Insulation to current regulations.
– At this stage, most of the heavy structural work is done from the outside and loft level, keeping disruption downstairs to a minimum

6. Layout Meeting & First Fix

Once the shell is formed, your Project Manager meets you on site to confirm the details in person:

– Stud wall positions and room layout
– Socket, switch and lighting positions
– Radiator and towel rail locations
– Bathroom/ensuite layout (where applicable)
– Only after this walk-through do we complete first fix electrics and plumbing. This ensures the finished space matches how you actually live and use your home.

7. Stairs, Plaster & Second Fix

We then:

– Plasterboard and plaster all new areas.
– Install the new staircase once the messy work in the loft is complete to limit disruption.
– Complete second fix electrics, plumbing and carpentry.
– We keep the site tidy and communicate regularly so you always know what’s happening next and who will be on site.

8. Snagging, Sign-Off & Handover

To finish:

– We walk the loft with you and agree any snags.
– Any items raised are completed promptly.
– Building Control carries out the final inspection and issues your completion certificate.
– We provide your CS Lofts 10-year guarantee.
– Throughout the build, your Project Manager is your main point of contact, ensuring a controlled, respectful approach from first visit to handover.
